Title in Cyprus arrives later than in many markets. Understanding the sequence removes most of the anxiety around it.

One title becomes many
A development starts life on a single parent title covering the whole plot. After construction is certified complete, the Land Registry divides that parent title into separate titles, one per residence, with its own share of common property.
This division is administrative but takes time. Until it completes, your protection is the lodged contract of sale rather than a deed in your name.
The steps to a separate title
- Building permit issued before construction
- Construction completed in accordance with the permit
- Certificate of final approval issued by the planning authority
- Application to the Land Registry to divide the parent title
- Separate titles issued per unit
- Transfer of the title into the buyer's name, with any developer mortgage released
What can delay it, and how to protect yourself
Delays usually come from deviations between what was permitted and what was built, an outstanding mortgage over the parent title, or unpaid taxes on the developer's side.
Ask three questions before signing: is there a mortgage on the land and how will it be released, does the developer have a record of delivering separate titles on previous projects, and does the contract oblige them to obtain and transfer the title within a defined period.

- Yes. Occupation, letting and utility connections all follow delivery, not title transfer. What the title affects is your ability to sell or mortgage the property conventionally.
- Can I sell a property before I have the title deed?
- It is possible through assignment of the contract, but it is more complex and narrows the buyer pool. Most owners wait for the separate title.
