Property at Limassol Marina

Cyprus's flagship waterfront address — berths, restaurants and apartments where the old town meets the sea.

Limassol Marina reset expectations for waterfront living in Cyprus when it opened, and it still sets the benchmark. Roughly 650 berths, a retail and restaurant promenade, and residences that sit either on the water or over it.

It also joins up the city: from the marina you walk into the castle quarter in five minutes, which is why it never became an isolated resort.

What you are buying

Marina property is a serviced product. Concierge, security, maintained landscaping and, for some units, a private berth or mooring. Service charges reflect that and should be modelled before purchase, not after.

In exchange you get the only address in Limassol where you can walk from a boat to dinner to your own front door.

The wider neighbourhood

The marina is the eastern end of the old town, not a separate enclave.

  • Limassol Castle — 5 minutes on foot
  • Saripolou nightlife — 10 minutes
  • Municipal market — 7 minutes
  • Larnaca Airport — 45 minutes

Investment profile

Waterfront supply is fixed and cannot be expanded, which underpins values. Short lets perform strongly in summer, though building regulations and management rules vary by block and should be checked before you count on rental income.

Arvora builds in two Limassol neighbourhoods at present — Columbia and Ekali. Both are a short drive from Limassol Marina, with the same build standard and the same nine-home scale.
