1. Who we are

This website is operated by Arvora Developments Ltd, a property development company registered in Cyprus with its office at 28 Amathountos Avenue, 4532 Limassol, Cyprus. References to “we”, “us” and “Arvora” mean Arvora Developments Ltd.

2. Acceptance of these terms

By browsing this website, submitting an enquiry or subscribing to our updates, you accept these terms. If you do not accept them, please stop using the site.

We may update these terms as our developments, services and legal obligations evolve. The date at the top of this page shows when it was last revised, and the version published here is the one that applies.

3. Property information is indicative

We work hard to keep unit availability, layouts, areas, specifications and prices accurate, but development is a moving process. Nothing on this website is an offer capable of acceptance, a warranty, or a contractual commitment.

• Computer-generated images, renders, films and styled photography are illustrative only, and may show landscaping, furniture, finishes and views that are not included.
• Internal areas, covered verandas, plot sizes and dimensions are approximate and subject to final measurement and as-built survey.
• Prices are quoted in euro, may change without notice, and exclude VAT, transfer fees, stamp duty, legal fees and utility connections unless expressly stated.
• Availability shown as “available”, “reserved” or “sold” reflects our records at the time of publication and can change during the day.
• Delivery and completion dates are targets based on current programme and permitting, not guarantees.

4. Enquiries, viewings and reservations

Submitting an enquiry or booking a viewing does not reserve a unit and creates no obligation on either side. A residence is only held once a written reservation form is signed and the agreed reservation fee is received and cleared.

Any reservation, sale or purchase is governed exclusively by the signed reservation form and the contract of sale, which prevail over anything published on this website or shared in marketing material.

5. No investment, legal or tax advice

Our investor and insight pages are general market commentary produced for information only. They are not investment advice, legal advice, tax advice or a recommendation to buy, and they do not take your circumstances into account.

Property values, rental yields and residency or tax outcomes can change. Always take independent advice from a licensed Cyprus lawyer, accountant and, where relevant, a regulated financial adviser before committing.

6. Intellectual property

The Arvora name, wordmark, arch symbol, palette, photography, films, plans, copy and page design are owned by Arvora Developments Ltd or its licensors and are protected by copyright and trade mark law.

You may view, download and print pages for your own private use in evaluating a purchase. You may not republish, resell, scrape, mine, or use our content or brand assets for training automated systems or for commercial purposes without our prior written consent. Brand asset use is additionally governed by our brand guidelines.

7. Third-party links and services

We link to partner professionals, mapping, analytics and marketing tools. We do not control third-party sites and are not responsible for their content, availability or practices. Their own terms and privacy notices apply.

8. Availability and liability

We aim to keep the site available and secure, but we provide it “as is” and may suspend, withdraw or change any part of it without notice.

To the fullest extent permitted by law, we exclude liability for indirect or consequential loss, loss of profit, loss of opportunity, or loss arising from reliance on indicative information. Nothing in these terms limits liability that cannot lawfully be limited, including for fraud or death and personal injury caused by negligence.

9. Governing law

These terms and any dispute arising from them are governed by the laws of the Republic of Cyprus, and the courts of Limassol have exclusive jurisdiction.
