Property in Ayios Tychonas, Limassol
Άγιος Τύχωνας
The eastern coastal community around Amathus — resort beachfront below, hillside villages and villas above.
Ayios Tychonas stretches from the sea up into the hills east of Limassol, taking in the Amathus archaeological site and most of the city's five-star hotels along the way.
It is where buyers go when they want the coast without the density: low-rise resorts, wide plots, and a village core that still functions as a village.

Coast, village, hills
Three bands, three characters. The coastal strip is resort territory with the widest beaches in the district. The village core keeps a square, a church and tavernas. Above them, hillside plots deliver sea views over the whole bay.
Everyday life and access
Well provided for daily needs, with the city ten to fifteen minutes west.
- Supermarkets and pharmacies in the village and on the coast road
- International schools — 15–25 minutes
- A1 motorway on-ramp — 5 minutes
- Limassol city centre — 15 minutes
Property character and value
Stock skews to villas and resort apartments from the 1990s and 2000s, with a small, competitive supply of new low-rise on garden plots. Because building heights stay modest and the archaeological zone limits what can be built near the coast, scarcity here is structural rather than cyclical.
