Property in Germasogeia (Yermasogia), Limassol

Γερμασόγεια

Two places under one name — a hillside village with a dam and valley, and the coastal strip that carries Limassol's tourism.

Germasogeia — commonly written Yermasogia — covers a lot of ground. Inland is the original village on the slope above the Germasogeia dam, all narrow lanes and stone. On the coast is the strip that most visitors think of as Limassol: hotels, restaurants and the eastern seafront.

Buyers choose between the two deliberately. The village trades sea views for space and quiet; the coastal side trades garden for the promenade.

Village or coast

The upper village keeps a working square, a church and a handful of tavernas that fill with locals rather than tour groups. Plots are larger, elevations give you the valley, and evenings are genuinely cool in August.

The coastal side is denser and more commercial, with the promenade, hotels and the highest concentration of restaurants in the district.

The dam and the valley

The Germasogeia dam is the city's default weekend walk: a signed loop, shade in the morning, and birdlife on the water. It is also the reason the valley stays green — an unusual amenity to have five minutes from a beach.

Everyday life

Both halves are well served, with the coastal side stronger for dining and the village stronger for space.

  • International schools within 15 minutes
  • Supermarkets on Georgiou A' and in the village
  • Beach access along the eastern seafront
  • A1 motorway — 7 minutes from the village
