Property in Potamos Germasogeias, Limassol
The river-mouth district beside Dasoudi beach — promenade, pine grove and the densest cluster of restaurants outside the old town.
Potamos Germasogeias takes its name from the Germasogeia river that reaches the sea here. In practice it means the stretch of coast around the Dasoudi pine grove — beach, promenade, restaurants, and apartments looking at all three.
It is the most rental-driven part of Limassol outside the marina, and the easiest place in the city to live without a car in summer.

The Dasoudi advantage
The pine grove at Dasoudi is the best public open space on the Limassol coast: shade at midday, a running route, and a beach that is usable well outside the tourist season. Property values in Potamos track proximity to it closely.

Property character
A tight mix of 1990s blocks, recent mid-rise and a handful of towers. New build sells at a clear premium for sea views and for anything within a short walk of the promenade. Buyers should look carefully at what sits between the plot and the water — the view, not the postcode, carries the value.
