Ayios Athanasios is the municipality most Limassol families end up choosing without setting out to. It sits directly inland from the eastern seafront, which puts the beach within a five-minute drive while keeping land prices meaningfully below the coastal strip.
The result is the widest spread of housing in the city: 1980s bungalows on generous plots, three-storey apartment blocks along the main avenues, and a steady stream of low-rise new builds replacing older stock street by street.

What the streets are actually like
Away from Makarios and Griva Digeni the grid turns quiet quickly. Streets are wide enough for two cars to pass, most plots carry a mature tree or two, and pavements are usable — which is not universal in Limassol.
Because the municipality grew outward rather than upward, building heights stay low. New permits favour four to five storeys on the avenues and two to three on the residential streets behind them.
Schools, shops and daily errands
Ayios Athanasios carries a full complement of state primary and secondary schools, and the private international schools serving the eastern suburbs run bus routes through it.
