Tel Aviv to Larnaca is around fifty minutes, with multiple daily flights. That makes weekend use of a Cyprus home realistic in a way that European alternatives are not, and it supports both family use and hands-on letting.
Purchase process for Israeli buyers
Israeli nationals buy as third-country nationals: Council of Ministers approval applies, and the rest of the process — independent lawyer, contract of sale, stamp duty, Land Registry lodging — is the same as for any buyer. Documents from Israel generally require apostille and certified translation.
Tax treaty and structure
Israel and Cyprus have a double taxation treaty covering rental income, dividends, interest and capital gains. Israeli residents remain subject to Israeli reporting on worldwide income, so the Cyprus position must be planned alongside it rather than in isolation.

Currency and funding
Shekel-to-euro exposure runs across the whole stage-payment schedule on an off-plan purchase. Fixing rates for each instalment as it is agreed removes the largest single uncertainty in the budget. Cyprus banks lend to non-resident Israeli buyers on standard non-resident terms, with source-of-funds documentation required in full.
Residency options
The €300,000 permanent residency by investment route is open to Israeli buyers and is the most common choice where longer stays or family relocation are contemplated. Health insurance and a clean criminal record certificate are part of the required pack.
