In a hot dry climate, the measures that count are cooling demand, water use and material longevity — in that order.

Reduce demand before adding technology
Shading, insulation position, thermal mass and cross-ventilation cut cooling demand before a single panel is installed. A home that needs half the cooling needs half the plant, half the array and half the maintenance.
Energy
- Photovoltaics with net metering, sized against actual expected consumption
- Heat-pump hot water or solar thermal with electric backup
- Inverter-driven cooling with per-room control instead of one oversized system
- LED lighting on daylight-linked control in common areas
- Battery provision left in place even where a battery is not installed on day one
Water
Cyprus is water-scarce, and this is the measure with the most local impact. Rainwater harvesting for irrigation, greywater reuse where regulation allows, low-flow fittings, drip irrigation on timers, and above all planting that does not need watering once established.
Materials and longevity
Embodied carbon in a concrete-framed building is dominated by the frame, so efficient structural design matters more than the choice of tap. After that, longevity is the sustainability measure: a finish that lasts thirty years beats one replaced three times, whatever its certificate says.
What to be sceptical about
Certification without measured performance, imported lawn in a drought climate, and specification lists that emphasise gadgets over envelope. Ask for the calculated energy demand, not the badge.
